Vinyl Liner Pools: $35,000-$65,000 installed

For context: vinyl liner is the lowest-cost new-construction method nationally, but it's uncommon in the Houston market and is not a service The Woodlands Pool Builders offers, most local new construction is gunite or fiberglass. See Gunite vs. Fiberglass vs. Vinyl Pools for why.

What Typically Adds to the Base Price

Decking, fencing, a heater, and electrical work typically add roughly 15-30% above the base shell price listed above, this is well-supported across the industry and is exactly why a quote can look higher than a headline number: those items usually aren't included in it. See Hidden Costs of Pool Ownership for the fuller breakdown of what else factors into total cost.

Local Factors That Affect Your Number

The Woodlands Township Covenants require Design Review Committee approval for pool and backyard construction in nearly every village, and that review covers fencing, setbacks, and drainage as well as the pool itself. That approval package is prepared and submitted as part of the design phase, so construction is not waiting on a resubmission mid-project. The Woodlands’ wooded lots also mean tree-preservation review is common alongside the DRC process.
